The numbers are in, and Ottawa’s real estate market is picking up steam. June saw a 10.6% increase in home sales compared to last year, with more listings hitting the market and more buyers re-entering the search.

Neighbourhood Monthly Statistics

The delayed spring market finally showed up, making this the busiest June in years. Home sales rose 10.6% compared to June 2024, with 1602 properties sold and nearly 3000 new listings hitting the market. Inventory is growing, giving buyers more options, while average prices remain stable - $707,600 for single-family homes and $411,500 for apartments.

Condos are feeling the pinch with sales down about 20% year over year, but overall, Ottawa’s market remains balanced with 2.7 months of inventory and homes selling in just 19 days on average.

Expect summer to stay active, with momentum likely to build again heading into the fall.

Pet of the Month

This is Luke’s brand new kitten - who doesn’t currently have a name! Please respond to this email with ideas - he’d love the help.

The kitten is 9 weeks old and is a rescue from Ottawa Stray Cat Rescue. His litter was entirely black and white, and he is extremely friendly! He likes to speed around the house, and has a very, very small attention span at the moment.
