In June 2025, a total of 1,602 homes were sold across the city. This marks a typical slowdown from May, which is common as the summer season begins. However, compared to June 2024, sales were up by 10.6 percent. That year-over-year increase suggests a healthy and stable market, even if the pace feels more measured than in past hot seasons.

This growth is particularly interesting because the traditional spring market began later than usual. It took longer for both buyers and sellers to jump in, but we are now seeing a surge in activity that arrived just a few weeks behind schedule.

Yearly Price Trends

Each property type is following its own trend, but overall, home values in Ottawa continue to show resilience:

  • The benchmark price for single-family homes was $707,600, which represents a 1.6 percent increase compared to June 2024.

  • Townhouses and row units saw the strongest growth, with a benchmark price of $467,900, reflecting a nine percent year-over-year increase.

  • Apartments experienced a slight dip, with a benchmark price of $411,500, down 0.6 percent.

Across all home types, the average sale price in June was $723,152. This represents a two percent increase from the same time last year.

This data suggests that buyers are still willing to pay for well-located, well-maintained homes. Townhouses continue to lead the way, likely due to their affordability and practicality for many first-time buyers and growing families.

What Buyers and Sellers Should Consider

For sellers, preparing your home thoughtfully is more important than ever. The market has more listings now, but not all homes are moving quickly. The homes that are priced accurately, look great online and in person, and are marketed with care are the ones getting the most attention and the best offers.
