  • What to Expect at Your Final Walk Through Before Closing with Vineet Kauden

You’re almost at the finish line - office accepted, inspection done, financing secured. But before the keys are officially yours, there’s one final step: the walk-through. Usually done 24-48 hours before closing, this isn’t a formal inspection - it’s your last chance to make sure everything is as agreed. That means checking that repairs were done, appliances are working, and no unexpected damage has popped up since your last visit. If anything’s off - like a missing fixture, leak, or incomplete repair - we’ll help address it before closing. Because once it closes, those issues are all yours.

  • What are Smart Investors Looking for in Ottawa Right Now?

Ottawa remains one of Canada’s most reliable real estate markets - stable, growing, and packed with potential. So what are savvy investors focusing on in 2025? First, high rental demand. With a booming population, tons of students, and steady government/tech jobs, rentals in neighbourhoods like Westboro, Kanata, and Alta Vista are flying off the market. Second, strong appreciation. Ottawa’s market rarely dips, and home prices have only dropped 4 times in the past 50 years. Value-add opportunities are also important, from legal basement suites to cosmetic renos, investors are boosting ROI in older neighbourhoods like Sandy Hill and Vanier.

Neighbourhood Monthly Statistics

The Ottawa housing market remained relatively stable in March, with 1103 homes sold - down 6.2% compared to March of last year. While sales continue to fall below both the five and ten year averages, buyer activity is gradually increasing as interest rates ease and the spring market builds momentum.
Inventory is growing significantly, with 3769 active listings - up over 60% from the same time last year. Months of inventory now sit at 4.3, giving buyers more options and creating a more balanced market overall.

Prices are holding steady across most property types. The benchmark price for a single-family home is now $698,700, a 2.7% increase from last year. Townhomes saw a 3% increase to $431,200, while condo prices dipped slightly to $400,900, down 4.3% year over year.

As the market picks up, both buyers and sellers have an opportunity to make strategic moves this spring. If you’re considering a change, let’s connect and chat about your options.
