Neighbourhood Monthly Statistics

Ottawa stayed balanced in August. Sales reached 1,236, up 12.1% year over year, easing from June and July highs in a normal seasonal step-down. Year to date, 9,936 sales are on the books, 4.1% ahead of 2024. The average sale price in August was $686,536, up 3.6%, with the year-to-date average at $700,828, up 3%. New listings totalled 2,121 and active listings ended at 3,971, up 13.3% annually and about 37% above the recent five-year August average; versus 2018–2019, inventory sits roughly 33–34% higher. The sales-to-new-listings ratio was 58.3%, months of inventory held at 3.2, and typical days on market were 28. Total dollar volume was about $850 million, a 16% gain. The MLS® HPI composite benchmark reached $633,000, up 1.5%. By type: single-family $700,100, up 1.5%; townhouses $466,200, up 8.3%; apartments $412,300, down 1.1%. More selection is meeting steady demand, giving buyers room to compare while well-priced listings continue to perform.
