Neighbourhood Monthly Statistics

Ottawa’s housing market stayed steady in September as inventory continued to climb, but prices held firm. 1,089 homes sold, a typical seasonal slowdown from summer, with the average sale price at $690,397, up slightly year-over-year.

Active listings rose to 4,388, pushing months of inventory to 4.0, signalling a balanced market where buyers have more choice but prices remain stable. Townhomes continue to drive demand, up 7.8% year-over-year, while single-family homes and condos saw flatter growth.

With the Bank of Canada cutting rates to 2.5%, more first-time buyers could re-enter the market this fall, keeping Ottawa’s housing scene resilient and competitive.
