Should You Buy a Home Now or Wait for Interest Rates to Drop?
Interest rates are slowly starting to ease in 2025, but for Ottawa buyers, waiting for the perfect rate might cost more in the long run. Home prices are trending upward, and even a small rate drop may not outweigh future price increases. If you’re financially ready, pre-approved, and planning to stay put, buying now could mean building equity sooner and avoiding rising home values. Not quite ready? Use this time to prepare.
What’s it Really Like Living in Downtown Ottawa?
More people are choosing walkability, culture, and convenience over square footage, and downtown Ottawa delivers. With top-rated restaurants, festivals, bike lanes, transit access, and unique neighbourhoods like Centretown, Sandy Hill, and the Golden Triangle, it’s a lifestyle that just makes sense. Condos, heritage homes, and stylish rentals offer something for every buyer or renter, whether you’re commuting downtown or working remotely.
Should You Buy or Sell First in Ottawa?
If you’re planning a move, one of the biggest decisions you’ll face is whether to buy or sell first. The right answer depends on your finances, your timeline, and your property. Selling first gives you financial clarity and reduces risk, but can mean temporary housing or tight timelines. Buying first works well if you’ve found your dream home or live in a hot-selling neighbourhood, but you’ll need to be comfortable carrying two homes or using bridge financing.

Neighbourhood Monthly Statistics
Ottawa’s real estate market is picking up steam after a delayed spring, with May sales jumping over 30% compared to April. The average home sold for $728,623, up nearly 5% from last year, while inventory is also growing, giving buyers more choice than we’ve seen in a while.
For sellers, homes are still selling close to asking price, but standing out matters more now that competition is rising. For buyers, stable prices and more options makes this a great time to re-enter the market with confidence.
