Freehold Homes: What You Think You’re Getting (But Might Not Be)
When it comes to detached homes, semis, and townhouses in Ottawa, there are a few things buyers commonly expect — but aren’t always guaranteed:
1. Central Air Conditioning
It gets hot here in the summer, but not every home has AC. Especially in older resale homes, central air might be absent, outdated, or window-based. Always check the listing details or ask directly.
2. Garage Door Openers
Believe it or not, some sellers take the remotes with them — or forget to include them in the agreement. If you see a garage, don’t assume the openers are part of the deal.
3. Backyard Fencing
For newly built homes, fences are not included unless the builder specifies otherwise. Even in older homes, fences that appear to be shared with neighbours can become an unexpected cost if repairs or replacements are needed post-sale.
4. Window Coverings
Blinds and curtains often walk out the door with the sellers — especially if they’re custom or stylish. Make sure they’re written into your Agreement of Purchase and Sale if you want them.
5. Appliances
This one’s big: not every home includes appliances. If they’re shown in the listing, it’s often assumed they stay, but sellers can exclude them — especially high-end or new ones. Always confirm what's included (fridge, stove, dishwasher, washer, dryer) in writing.
Condos in Ottawa: A Different Kind of Checklist
With condos, buyers often assume more is included — but there’s still fine print to pay attention to.
1. Parking and Lockers
Not every condo comes with a parking spot or a storage locker. Some are owned (and can be sold separately), while others are rented or assigned. If you’re buying a car-free lifestyle or need extra storage, make sure to double-check.
2. HVAC Systems
In some buildings, heating and cooling systems are individually owned and maintained by each unit owner. In others, they’re centrally managed by the condo board. It affects your maintenance costs and responsibilities — so it’s important to know which applies.
3. Light Fixtures and Mounted Items
That beautiful chandelier or mounted TV might not stay. If it’s something you’d be disappointed to lose, ask for it to be included in the offer — or be prepared to say goodbye.
4. Furniture or Built-ins
In staged or rented units, buyers sometimes assume furniture or custom built-ins are part of the purchase. Unless otherwise noted, they’re not — though in some cases you can negotiate them into the deal.
Red Flags to Watch For in Listings
