How to Stage Your Ottawa Home (Without Spending a Fortune)
With Kevin Morris, Realtor®
Selling your home is about more than listing it on MLS and waiting for the right buyer. It’s about helping people imagine a life there. A staged, well-prepared home photographs better, feels more welcoming during showings, and can even sell faster. But you don’t need to hire a professional stager or spend thousands to make your home stand out. With the right strategy, a bit of elbow grease, and some guidance, you can make a big impact.
I always tell my clients that preparing a home for sale should feel like a team effort. My goal is to help you highlight your home’s strengths without adding stress or unnecessary expenses. It’s about creating a warm, cared-for environment that invites people in the moment they open the front door.
Start with First Impressions
Walk up to your house as if you were seeing it for the first time. Are the steps swept? Are the lights working? Does the door feel welcoming? Ottawa’s seasons can be hard on exteriors, so small details matter. Touch up the front door paint, rake the leaves, shovel the walkway, or add a simple doormat and some potted plants. These touches show care before a buyer even steps inside.
Declutter and Create Space
Inside, the goal is to make your home feel spacious, bright, and easy to picture living in. The simplest way to start is to remove about a third of what’s currently in each room. Think of it as pre-packing. Fewer personal items means buyers focus on the space, not your family’s story. Store extra furniture, small appliances, and personal photos somewhere safe. The result will feel open and calm.
Brighten Every Room
Lighting plays a bigger role than most people realize, especially during Ottawa’s darker winter months. Swap out dim bulbs for bright, warm-toned ones. Open blinds and curtains to let in as much natural light as possible. If your home doesn’t get great light, add a floor lamp in a corner to lift the mood. Buyers often describe bright homes as happy or well cared for, which are exactly the feelings you want to evoke.
Focus on Flow
Once you’ve decluttered and brightened things up, pay attention to how each room flows. Move furniture slightly away from walls and group pieces to encourage conversation or connection. A sofa facing a window, a reading chair tucked under a lamp, or a small dining table set for two can subtly show how the home lives. You don’t need to decorate perfectly, just thoughtfully.
Kitchens and Bathrooms Sell Homes
In the kitchen, simplicity sells. Clear the countertops completely except for one or two attractive items, like a bowl of fresh fruit or a coffee maker. Clean the appliances thoroughly because buyers always notice. A sparkling stove and fridge tell people the home has been cared for, and that impression sticks.
Bathrooms should feel crisp and clean. Replace old shower curtains, roll fresh towels, and remove any clutter from vanities. It may feel minor, but these details make a big difference in photos and during showings.
Create Calm in Bedrooms
For bedrooms, neutral bedding and minimal décor work best. It’s less about matching furniture and more about feeling restful. A made bed, a tidy nightstand, and evenly hung curtains can completely change the perception of a space.
Don’t Forget About Pets
If you have pets, pay close attention to odours and fur. Vacuum thoroughly, wash pet bedding, and consider boarding pets during showings. It’s one of those things sellers often overlook, but buyers rarely do.
Work Together
I like to help my clients prioritize what really matters so they can focus their time where it counts most. Sometimes that means walking through the house together, room by room, to decide which projects are worth tackling and which can be skipped. It’s not about perfection. It’s about presenting your home in its best light while staying realistic.
If you want to go further, virtual staging can help buyers visualize potential in empty or dated spaces, but it isn’t always necessary. Most homes just need a bit of refreshing and good lighting. The truth is, the best staging comes from making your home look like it’s loved.
Bringing It All Together
Selling your home in Ottawa doesn’t have to feel like an overwhelming project. With a little preparation, a few strategic updates, and the right guidance, you can turn your home into something that captures attention for all the right reasons. And if you’re not sure where to start, I’m always happy to stop by, walk through your space, and help you see what buyers will see so we can get your home ready, together.
