What to Expect During Your First Home Showing in Ottawa

Thinking about buying a home? Your first showing is a big step—and it’s totally normal to feel excited, nervous, and maybe even a little overwhelmed. Whether you're just starting your search or finally booking viewings after months of scrolling listings, here's what to expect when stepping inside a potential future home in Ottawa.
1. It’s Not Always Love at First Sight
Despite what reality TV tells you, most people don’t fall in love with the first home they see. In fact, your first few showings are more about getting a feel for what you don’t want. Use them to refine your list of must-haves and deal-breakers.
2. The Photos Might Lie (A Little)
Photos are marketing tools—they highlight the best parts of a home and hide the flaws. Be prepared to see things in person that didn’t show up online: smaller rooms, odd layouts, or wear-and-tear.
But the opposite can happen too—sometimes a home looks better in person. That’s why showings are so important.
3. It’s Okay to Poke Around
During a showing, you’re allowed (and encouraged!) to:
Open closets and cupboards
Test water pressure
Walk through the backyard
Ask questions about upgrades or age of systems
Your real estate agent is there to guide you—don’t be shy.
4. Watch for Red Flags
Some issues are obvious, like cracks in walls or a damp basement smell. But also keep an eye out for:
Overpowering scents (trying to mask odours)
Recently painted patches (could be covering damage)
Locked rooms or limited access (ask why)
You don’t need to be an expert—that’s our job. But if something feels off, trust your instincts and speak up.
5. It Might Go Fast (or Not at All)
In hot Ottawa neighbourhoods, homes can go quickly—sometimes even the same day they’re listed. If you love it, be ready to move quickly.
But not every home is a winner, and that’s okay. The right one will come, and having a clear understanding of what’s out there helps you make a confident decision when the time comes.
